"Where Clarity, Compliance, and Performance Align"
This project delivers a fully integrated workplace for a specialist IP and enforcement firm, designed to support clarity, compliance, and operational efficiency. A structured layout, controlled circulation, and precisely detailed joinery create a calm, high-performance environment for both focused legal work and client-facing interaction
"The Context"
The approach centred on active project governance, not passive oversight:
Establishing structured control over sequencing and delivery logic
Introducing clear accountability across subcontractors
Aligning site execution with intended design outcomes
Maintaining continuity between intent → execution → outcome
This reflects a governance model where delivery is continuously validated rather than assumed.

"The Project"
This project delivers a fully integrated workplace for a specialist IP and enforcement firm, designed to balance clarity, compliance, and operational efficiency.
The layout is structured around controlled circulation, transitioning into open, highly efficient work zones. A restrained palette of timber, soft green accents, and neutral finishes creates a calm, focused environment aligned with the firm’s professional identity.
Workstations are organised to support clarity and supervision without compromising individual concentration, with layered screening maintaining privacy and visual continuity.
At the core, a bespoke curved glass meeting room defines the architectural identity, offering acoustic separation while remaining visually connected.
The result is a precise, turnkey environment that supports both focused legal work and client-facing interaction.
Key Interventions
Programme Recovery: Re-sequenced works to mitigate delays and restore workflow continuity
Defect Control: Implemented structured defect identification and closure tracking
Workmanship Enforcement: Introduced stricter finish standards and on-site supervision
Material Coordination: Managed shortages and substitutions while preserving design intent
Site Discipline: Addressed subcontractor conduct and adherence to project expectations
Sustainability & Value Creation
Waste materials were segregated and monetised through an incentive-based system:
Subcontractors participated in recycling efforts, submitted receipts, and received financial return.
This approach:
Reduced environmental impact
Created economic value from waste
Strengthened working relationships and site cooperation
Results & Outcomes
Programme: Stabilised delivery and achieved functional completion despite disruption
Quality: Measurable improvement in finishing standards and defect resolution
Client Environment: Delivered a secure, professional workspace aligned with legal operations
Sustainability Outcome:Introduced a subcontractor recycling incentive model
Generated THB 25,000 in recovered value from site waste
Improved engagement and accountability across subcontractors
